Do you buy other types of real estate aside from houses?

Yes, we buy more than houses. We can buy: mobile/manufactured homes, land, multifamily properties, and mixed use/commercial properties. We can buy most types of real estate!

How do you determine the price to offer on my house?

We look at the location of the property, what repairs are needed/current condition of the property, and values of comparable houses sold in the area recently.

Are there any fees or commissions to work with you?

There are NO fees or commissions when you sell your property to us. We’ll make you an offer, and if it’s a fit then we’ll buy your property and cover all of the closing costs.

Are you a Realtor?

No. We are a direct buyer and we can discretely buy your property off-market. Selling to us is the equivalent of selling For Sale By Owner. Realtors represent a buyer or seller and get paid a commission by the buyer and seller upon closing a transaction. Realtors are involved with on-market transactions (typically).

How are you different from a Realtor?

We are a direct buyer of real estate. Selling to us is the same as selling off-market For Sale By Owner.

What do you do with the property that you buy?

We either renovate, rent, and/or resell properties that we buy.

What is the process a seller can expect?
  1. An offer is made and accepted. The property is now pending sale.
  2. We send a teammate to walk the property and verify the condition. If it matches, then we order title and prepare for closing. If we find that the property is in worse condition than described, we will notify you and present an adjusted offer.
  3. Most sellers like to close in a 30 day time frame. The buyer gets the deed and title at closing, and the seller gets their profit via cashiers check or wire transfer.
I live far away and across the country. Can I sell my property without having to travel for any part of the process?

Yes, we have a process in which you would never have to leave your home to have the property shown, offered on, and closed on.

Do you buy properties with liens, problem tenants, and title issues?

Yes we do. If your property has non-negotiable liens, the amount of the liens get deducted from the purchase price and you receive the remainder as profit at closing. If your liens are negotiable and if you have title issues, we will spend extra time to help negotiate what you owe to the lien holders, and investigate and resolve your title issues to get you to closing. If you have problem tenants and need to consider eviction, we can still buy the property. We will take on the tenants and eviction after we close.

Are there any risks involved with selling to Cash Home Buyer Pros?

There are no risks for the most part. The only thing the seller risks are a few days worth of time for us to send a teammate to verify the property condition. The more accurately you describe the property condition, repairs, and level of finish, the higher your chances of the smoothest sale you will ever experience.

Can a seller back out of selling the property if Cash Home Buyer Pros is pending sale to purchase the property?

No. For the seller, signing a purchase agreement to sell a property to Cash Home Buyer Pros is final and cannot be reversed.
